Montgomery County is the 6th fastest growing county in Texas, according to the 2010 census, with a population of 455,746. That's more than double the county's population in 1990. Montgomery County is projected to reach one million in the next twenty-five years.
The area along the I 69/US 59 corridor within Montgomery County, known as East Montgomery County or East County, is quickly becoming a magnet for development in the greater Houston region. Its proximity to Bush Intercontinental Airport Houston, the Port of Houston, downtown Houston and the Grand Parkway (currently under construction) make East Montgomery County attractive to businesses expanding or moving to the area.
New Caney ISD, one of two school districts in East Montgomery County, has held the distinction of the fastest growing district in the greater Houston area, which is comprised of more than 60 school districts. Student enrollment has increased by 35 percent in the last five years. Residential developers such as Friendswood Development Company, the Signorelli Company and others are working to keep up with demand for housing. Significant among the residential developments are Oakhurst at Kingwood, Tavola, Woodridge Forest and Valley Ranch, all master-planned communities with home prices from $150,000s to $1 million. Adjacent to the Valley Ranch housing subdivision and situated at the Grand Parkway is the Valley Ranch Town Center project, a future hub of 1.4 million square feet of retail, restaurants, hotels and a park.
With the latest phases of the Grand Parkway (SH 99) currently under construction, many of the homes being built will be purchased by people who work in Harris County. SH 99 Segments F-1(US 290 to US 249), F-2 (US 249 to I 45) and G (I 45 to I 69/US 59) are scheduled to be open by late 2015, offering quick commutes for those working outside the area, like the new ExxonMobil campus in Spring (I 45) and as far away as the Sugar Land area. Upon completion the 180-mile tollway will make up the third loop around Houston, encompassing seven counties.
